About Project

290 Main St, Islip, NY is a commercial retail building built in 2004, Building Class B, 3,894 sqft on 0.8 acres. Single story with parking and dedicated turn lane. Formerly Capital One Bank, this building is in a commercial zone allowing retail, medical and banking uses. Versatile asset for future development and adaptive reuse.

Given the age of the building and the changing use potential after Capital One Bank closed, a thorough survey and documentation process was required. The building needed condition assessment and as-built documentation to support decision making for future planning, renovations or leasing. Documentation helps avoid costly mistakes during remodeling, facilitates approvals and provides a digital reference for stakeholders involved in the building’s next phase of use.

Scan to BIM was key to this project by converting the physical building into a digital twin. At MaRS BIM Solutions, our team used 3D laser scanning technology to capture the building’s geometry, MEP systems and architectural features as point cloud data. The data was then processed and modeled in BIM software to produce an intelligent 3D model with accurate dimensions and information for facility management and renovation planning.

Our Scan to BIM services minimized on site disruption and delivered a comprehensive high quality digital asset. This model supports future workflows such as clash detection, precise measurements and renovation simulations, for architects, engineers and project managers. By using BIM technology we gave the client more understanding and flexibility to optimize the building’s future use and renovation strategy.
